+ 1. Bookings
1.1. A provisional booking will be held for ten days pending receipt of a completed booking form and full deposit or payment as appropriate,
1.2 . A booking form will be completed by the owner.
1.3. The completed form must be signed by the designated party leader (hereafter known as 'the Customer'), who must be at least 21 years of age and returned to us (hereafter known as 'the Owner'). All future correspondence will be with the Customer.
1.4 . Confirmation of your booking will normally be made within seven days of receipt of the completed booking form and payments as agreed. Full details of the property, transfer arrangements and key collection will also be sent to you at this time. The issue of this confirmation and these rental terms and conditions constitute a contract between the Owner and the Customer, which is governed by English Law.
+ 2. Deposit/Security Deposit
2.1 . A deposit of 40% or £500 of the total holiday price is required at the time of booking and the balance of the rest is due not less than six weeks prior to departure .
2.2 . If the booking is made within six weeks of departure full payment is required with the completed booking form.
2.3 . In the event of full payment not being made by the due date the Owner reserves the right to cancel the booking. Any deposits will be forfeited and the Customer will be required to pay cancellation charges in accordance with the details at paragraph 4.
2.4 . In addition to the final holiday payment a security deposit of £ 150 is also required to be returned with the completed booking form. This deposit will be refunded within 21 days after your holiday subject to a satisfactory inspection of the Property, less any costs incurred, including but not limited to accidental damage to the property and any contents, excess cleaning, loss/non return of keys .
2.5 . Notwithstanding the amount of the security deposit, you are liable for all damage caused to the property during your stay in it. Thus the Owners reserve the right to pursue you for further monies to cover malicious or avoidable damage over and above the amount of the security deposit.
+ 3. Payment Method
3.1 . All amounts owed to the Owners by the Customer are to be paid in GB Sterling.
3.2. Foreign currency transactions are only acceptable with the prior agreement of the Owner and must exchange to the correct amount in GB sterling according to the current exchange rate .
3.3 . Payments must be by cash or schedules made payable to Ibrahim Yuksel.
+ 4. Cancellations
4.1 . Cancellations must be made in the first instance by telephone and then in writing by registered post and signed by the Customer.
4.2. Cancellations will become effective from the delivery date of the cancellation letter; all cancellations are subject to a charge dependant on notification time from the departure date, payable by the Customer as detailed below:

+ 5. Changes / cancellations made by the Owner
5.1. If circumstances beyond the Owner's control should make the rental home unavailable, then the customer will be advised as soon as possible.
5.2 . Alternative accommodation of at least comparable standard will be offered if available, or a full refund of monies paid unless the change/cancellation arises from reasons of force majeure.
+ 6. Changes made by the customer
6.1 . The Owner will endeavor to facilitate any changes requested after the booking has been confirmed but all changes will incur an administration fee of £20 in addition to any extra payments that become due.
6.2. The alteration will become effective as soon as the Owner sends written confirmation to the Customer of the changes. Any change must involve taking the revised rental period in the same season as that originally booked (only if available). No changes will be made within eight weeks of departure.
+ 7. Accommodation
7.1 . Access to the property is available only from the first agreed day of rental and must be vacated on the agreed departure date.
7.2 . The property is reserved exclusively for those people named on the booking form and no other persons are permitted to stay there unless this has been agreed in writing with the Owner prior to the rental period.
7.3 . The Property will be cleaned before your arrival and again on your departure and once per week during your stay. Linen and towels will be changed once per week.
7.4. All rentals are inclusive of electricity, water and local taxes.
7.5 . A Welcome Pack of basic groceries will be provided upon your arrival.
7.6 . The Villa accommodates a maximum of 8 people (children or adults) sleeping in 4 bedrooms plus a maximum of 2 further children sleeping on the sofa bed/ and or cot. Under no circumstances will any animals be allowed in the home (except dogs used to aid sight or hearing) .
7.7. Smoking is not allowed in any of the bedrooms
7.8 . Please be aware that the house is of stone and cedar wood construction and you must be very careful not to leave naked flames or cigarettes unattended.(Not allawed to smoke in the bedrooms and the bathrooms)
7.9. Please remember that the accommodation is in a rural area and insects (such as mosquitoes, crickets and bees) and animals (such as small lizards) are common. There are net frames that you can use when you want to keep the windows or some doors open. Otherwise please keep outer doors shut at night and any time you leave the house to avoid them coming into the house.
7.10. Whilst you occupy the villa you are responsible for its security and its contents. You must therefore ensure that any time you leave the house empty during the day or evening you close and lock all the outer doors ( including balcony doors)
+ 8. Pool
8.1 . In the event of pool pump breakdown, or other circumstances beyond our control, the Owners (or their represen
tative) will do their utmost to rectify the problem as soon as possible. In such an event the Owners accept no liability for the breakdown and no compensation will be paid.
8.2 . Swimming pools are dangerous and the properties private swimming pool is NOT to be used by children without adult supervision. ( Pool is 155 cm deep and has no shallow end .)
+ 9. Household Equipment and Furniture
9.1 . No items listed on the inventory may be removed from the house. This includes linen and towels .
9.2 . Guest must supply beach towels. All other linen and bathroom towels are supplied. Household towels must not be taken to the beach.
9.3 . Customers should check the property and report any damage to the Owners representative in Turkey within 24 hours of arrival.
9.4. Any breakages or damage must be reported to the Owners representative in Turkey immediately.
+ 10. Complaints
10.1. In the unlikely event of a complaint during your stay or if there are any problems with the Property, the Customer must inform the Owner or their representative in Turkey immediately.

10.3. If the matter is not resolved, the customer must follow up the complaint in writing to the Owner within 14 days of the end of the rental period. If the problem has not been reported as detailed in this clause then the Owner cannot accept responsibility for any subsequent claims or complaints.
+ 11. Travel Insurance
11.1 It is considered essential for the Customer and all persons using the Villa named in the booking form to hold suitable Holiday, Medical and Travel insurance. It is advisable for this insurance to be in place at the time the rental period booking is made.
+ 12. Liability
12.1. The Owner and/or the property management company do not accept any responsibility or liability for acts of omission of third parties which may prevent or disrupt a client's booking.
12.2 . The booking contract exists between the owner and the customer and is limited to the rental period of the property and associated services only .
12.3 . The information and descriptions supplied to the customer are believed to be accurate and offered in good faith. Certain features or facilities may not be available from time to time due to circumstances beyond our control for which the Owner accept no liability.
12.4 . In addition, no liability can be accepted by the Owner for any death, personal injury accidents, loss of personal effects, loss or damage to the Customer, any member of the Customers Party or any visitor to the Property arising out of or in connection with the use of the Property or the pool.
12.5. The Customer must ensure that all Children are supervised at all times whilst in or around the pool
+ 13. Force Majeure
13.1 . No liability can be accepted by the Owner where the contract is affected by 'force majeure'. In the context of these terms and conditions, 'force majeure' is any event that the Owner or the property management company could not, even with due care, foresee or avoid. These events include but are not limited to war, threat of war, riot, civil commotion or strife, hostilities, industrial dispute, natural disaster, fire, acts of God, terrorist activity, earthquake, nuclear disaster, adverse weather, government action, technical problems with transportation or other events outside the Owners control.
